The reply is already written — greets them by first name, answers the thing they actually asked, asks one qualifying question back, ends with a low-pressure next step, and carries your brokerage and licence footer. You read it and press send. If you connect a lead source and switch auto-send on, it will email that first reply for you: email only, off until you enable it, and capped at a number of sends per day that you set. It will never text a lead — server-side SMS is not enabled here at all.

You stop opening the list and guessing who to call

Every lead starts at 50 and moves on five things: how soon they say they want to transact, where they came from (a referral outranks a Facebook form), how long since you last touched them, how many touches you've already sent, and words in their own message — "pre-approved", "cash", "relocating", "must sell". Plain arithmetic, no AI, and it shows you the reasons. It can't see anything you didn't type in, and it doesn't rank you against other agents.

You bring the comps — AgentEdge is not connected to any MLS and cannot pull them for you; an address on its own is refused. Each lead gets a five-message sequence written up front on days 1, 3, 7, 14 and 30. Open the follow-up screen and it shows you who is past due and how many days over, most overdue first, with the next message already written and ready. Be clear on what this is not: nothing runs on a timer and nothing goes out while you're asleep. The queue is calculated when you open it, and a message leaves only when you press send.

You stop counting contract days on a calendar

Give it the close date, the state, the option period and the contingencies. Back comes every date — earnest money due, option period ends, loan application, appraisal ordered and deadline, clear-to-close, final walkthrough, funding — each one assigned to you, the client, the lender or title. Counted from your contract, not from a generic template. It is a checklist generator: there is no document vault and no lender contact book behind it, and nothing reminds you when a date arrives.

"Does it actually text or email people for me?"

It never texts. Server-side SMS is not enabled, so texting a lead means opening your own messages app with the draft filled in. Email is the one channel that can go out on its own, only after you connect a lead source and switch auto-send on, only to leads with an email address, only on a paid plan, and only up to a daily cap you set. Off by default. Everything else is a draft.

"Will a buyer be able to tell it's AI?"

That's on you, because you send it. The prompt is written against the tells — no "As a real estate professional" opener, no manufactured urgency, one specific question rather than a wall of value props, under 150 words, and it references what they actually wrote to you. Then it goes in front of you to edit. Send one you wouldn't have written yourself and they'll know.

"Fair Housing — what stops it writing something that gets me sued?"

The listing and reply prompts instruct the model to describe the property rather than the buyer, and to keep out race, religion, national origin, familial status, disability, and the coded stand-ins — "great schools", "family neighbourhood", "safe area". Be clear that this is an instruction, not a filter: nothing scans the output and blocks it. What we do add automatically is your licence and brokerage footer. You are the one publishing it, so read it.

"Do I have to leave Follow Up Boss?"

No, and you couldn't merge them if you wanted to — there is no CRM integration in either direction. AgentEdge keeps its own lead list and writes the messages; a lead you add there will not show up here. Some agents will find running two lists annoying enough to not be worth $19. "How many agents use this?"
